Sealcoating is the cheapest work we do and, measured over the life of a surface, it is very often the most valuable.
Asphalt is a flexible material held together by a binder, and that binder is attacked from the moment the surface is laid: ultraviolet light from above, water from every direction, and petrol, diesel and oil dripped onto it by the vehicles it exists to carry.
What sealing does
A professional blacktop sealcoat closes hairline cracks before water can widen them and puts a sacrificial layer between the binder and everything trying to break it down.
Timing
New asphalt needs to cure before it is sealed, and sealing on a sensible cycle after that is what keeps the surface flexible. Sealing a surface that has already broken up does not fix it, and we will tell you when repair has to come first.
The finish
The obvious benefit is the one you can see from the road: a clean, even, genuinely black surface with crisp edges.
